What is a modular building?

A modular building is a prefabricated structure built off site in a controlled environment, then delivered fully assembled or in sections for final installation. It offers faster lead times, consistent quality, and lower disruption compared to traditional construction.

Is a prefab or prefabricated building different than a modular building?

These terms can sometimes be used interchangeably but a modular building is usually substantially completed in the factory with walls, roof, floor assembled and electrical and plumbing installed. This is sometimes referred to as volumetric construction. A prefabricated (prefab) may or may not be fully assembled in the factory. Often, various components of the building are made in the factory and assembled on site. In this scenario, the electrical and plumbing work would be completed after the building is assembled.

How long does it take to manufacture and deliver a modular building?

The lead time for a modular building can vary. Some standard sizes are kept in stock for immediate delivery. Others need to be designed, fabricated and installed. The first step is the issuance of approval prints, a basic layout, cross sections and elevations, for the review, modification and/or approval of the owner. Once approved, the building is scheduled for production which can take anywhere from 8-16 weeks. Delivery usually takes 2-3 days and installation anywhere from 1 day to several weeks, depending on size, customization, and regulatory requirements.

Are modular buildings compliant with local building codes?

Yes. All SafeSpace Buildings are engineered to meet or exceed state, and federal building codes, including structural, electrical, and safety standards. Local codes may add additional requirements, so it is important to check with local authorities for any specifics.

What industries use modular buildings?

Industries include manufacturing, utilities, energy, transportation, government, military, chemical processing, and commercial facilities.

Can modular buildings be relocated?

Yes. Many modular buildings are designed to be crane lifted or forklift moved, allowing relocation as your facility needs change.

What materials are used in your modular buildings?

The materials of construction are determined by the use of the building. SafeSpace Buildings uses wood framed construction, where appropriate for large offices, classrooms and other commercial or education buildings. Steel framed structures are used for applications which require fire ratings or more robust types of buildings. We also have fiberglass and sandwich panel building systems for specialized uses.
