How much will you pay for my house?

We calculate our cash offer price with a simple equation. We typically take the after repair value (ARV) of your home, subtract the estimated repair costs, and then apply a discount to determine our cash offer. The discount is 30% and accounts for our closing costs, holding costs and profit. An example would be a house that will retail for $250k after repairs and updating that needs $50k to get it sellable. In this example we would take 70% of 250 which is $175k and then subtract the $50k repair cost to get our offer of $125k.

How long does it take to close?

You choose the closing date. The closing process typically takes between 7 to 30 days. But we can shorten that even more or stretch it out depending on your needs. We have been doing this since 2005 in which time we've developed a great relationship with a local title company. This allows us to move quickly if necessary.

Do I have to pay any fees or commissions?

Nope. We do not charge a commission or any fees. No surprise fees or hidden charges. In fact, we pay most of the closing costs involved in buying your house.

Do I need to make repairs before selling?

Nope. We really do buy houses as-is, so you don't have to worry about making any repairs before selling. Market value is determined by what the house is worth in its current condition. This is calculated by seeing what similar houses are selling for in the immediate area. Our cash offer is typically lower than the market value because it accounts for the cost of repairs, the time it will take to sell the house, and our need to make a profit. This allows us to buy your house quickly and without the hassle of traditional selling methods.

Is there any obligation if I get an offer?
