Houses, flats, and rooms in shared houses, including student house shares — as long as you've paid a deposit that's protected by a government-approved deposit scheme, your report will be admissible as evidence if a dispute arises.

Is Deposit Guard admissible to deposit schemes?

Yes, absolutely. All tenants have the right to challenge a landlord's attempted deposit deductions by lodging a dispute with the government-approved deposit schemes. As part of that dispute process, both landlords and tenants can submit their own evidence. Clear, structured evidence like a Deposit Guard report is exactly what dispute adjudicators are looking to base their decisions on.

Do I need my landlord's permission?

No, you don't need your landlord's permission to document your rental. It's your home. You're free to create move-in and move-out reports that document the true state of the property as you received and left it.

When should I use Deposit Guard?

Ideally, you'll create a move-in report when you get the keys to your property and a move-out report when you leave. However, you can have one without the other, and some evidence is better than no evidence at all. You can still use Deposit Guard to create a move-out report even if you didn't create a move-in report at the start of your tenancy.

Why can't I upload photos from my camera roll?

To ensure the integrity of your evidence, Deposit Guard only accepts photos taken live within the web app. This means every photo has a verified server timestamp that can't be backdated or manipulated, and old photos cannot be used alongside new ones to falsify reports.

Is Deposit Guard free to use?

It's 100% free to create an account and begin taking photos to build a report. There is a small fee to finalise and generate your shareable report, but we aim to keep this affordable and there are no ongoing subscription payments. Incomplete reports are automatically deleted after seven days.
